Xiechenghong, a small and medium-sized developer, is set to re-launch its single-family residential project, Fangfei, with increased discounts that have transformed into price reductions. The admission fee is HKD 6.42m ($827,000) and the building has only three units on its first floor. Currently being built, the 71-unit project includes one-bedroom to three-bedroom apartments, with a salable area ranging from 286 to 742 square feet. The developer started selling 15 units in early September and has already sold four one-bedroom units. Fangfei has an average discounted price of HKD 24,000 per square foot, a drop from more than 26,000 yuan per square foot, which is similar to VAU Residence’s average discounted square feet price last year. The first floor of the building is a clubhouse, and the second floor is the residential floor. The 15-story building is near completion and is located in Ho Man Tin, Hong Kong. One of the demonstration units modelled is Room C on the 28th floor with a usable area of 414 square feet.

As the building is nearing handover, the developer will re-launch it at the original price in the form of the existing building. However, this time, the discount has been increased, from the original maximum discount of 10% to 15%, which is a disguised price reduction. The average discounted price per square foot fell from more than 26,000 yuan to the level of 24,000 yuan, which is close to the first batch of discounted average square feet of VAU Residence last year; the admission fee was 6.42 million yuan. But at the same time, the market fell back. Although the new discounted average sq. ft. fell by about 5.6%, it could not catch up with the market’s decline of about 9.2% in the same period. In addition, compared with the recent second-hand sq ft prices in the same district, Fangfei is about 10% higher. The developer started selling 15 units in early September, and has sold 4 units so far, mainly one-bedroom units, and the response is quite satisfactory. There are only 71 units in the project, ranging from one-bedroom to three-bedroom units, with salable areas ranging from 286 to 742 square feet. The main focus is on two-bedroom units; there is only one three-bedroom unit. The first floor is the clubhouse, and the second floor is the residential floor. There are only 3 units on the first floor of the standard floor, sharing two lifts, which is rare in new developments. One of the demonstration units visited is Room C on the 28th floor, which is separated by two rooms and has a usable area of 414 feet. The most special one is the column of room C, the living and dining room adopts a horizontal and straight hall design.
